What does a Home Inspection Entail?

The Inspection begins at the outside of the house.  The inspector will begin by
looking at the landscaping and how it effects the foundation.  The exterior
siding, trim, windows and storms will be examined for general condition of each.
Weather & safety permitting, the inspector will then go onto the roof, checking
the condition of the roof covering, flashings, valleys and chimney for any
evidence of water penetration and general condition of each.  While on the roof
& also from the ground the inspector will check the condition of the gutters and
down spouts to verify their effectiveness in carrying water away from the
structure.  Are the gutters full of debris?  This will encourage water ponding
which leads to gutter failure over time.  Also outside is the electrical connection
to the house.  What is the condition?  Around the house are sidewalks,
driveways, patios and porches.  What is the condition and are they encouraging
drainage away from the structure?  The last thing to look at outside is the age
and condition of the air conditioning condenser.

Okay, lets go inside of your new dream home.  Lets take a look at the walls,
floors, ceilings & windows and check the general condition of each.  Do the
windows open?  Is there cracking in the walls & ceilings?  Some cracking is
normal, but is this normal?  The inspector will run all of the water and flush
every toilet, beginning at the highest point to watch for water leaking below.  
Also the water supply & water heater will be examined once in the basement /
utility area.  Do you really understand how your electricity works?  Your
inspector will not only check it for safety, but help you understand a little more
about how it works.  Is it comfortable in the house?  The inspector is going to
check the Heating, Ventilation and Air Conditioning components for proper
responses.  This is an expensive part of your dream house and so the inspector
will also give advice on caring for your system.  Is there really insulation in that
attic?  Your inspector will go into the attic, not just stick his head up there,
looking for structural or electrical problems that may be there.  Last, the
inspector will check the basement or crawl space for foundation soundness and
moisture penetration.

Throughout this process, you are encouraged to follow Randy the entire way,
asking any questions that you might have.  We are there to inspect your house,
but we always strive for it to be a learning experience as well.  We often hear
realtors say that they learn something new at every inspection!
